A short sale may be the solution for some homeowners who need to sell, and who owe more money on their home than it is worth. In the past, it was not common for a bank or lender to accept a short sale. Due to current market conditions, banks and lenders have become more negotiable when it comes to short selling homes.

Here is a more official definition:
A homeowner is ‘short’ when the amount owed on his/her property is higher than current market value.

A short sale is when a home owner’s mortgage company (or companies) agrees to sell a property for less than the mortgage amount owed on it. Once a buyer closes on the property, the property has then been ‘sold short’ of the total value of the mortgage.

Negotiating the purchase price of a foreclosed home may take a little longer than a typical real estate transaction because the process may require different/several levels of approval. First, the bank will have to accept your offer. In some cases, an investor has to provide approval as well.
Pricing for a foreclosed home is typically set at market value in an effort to move the property quickly. We suggest you submit a fair and reasonable offer, as most banks will list properties at a fair price.
Keep in mind when purchasing an REO Property:
• The bank has never maintained or had first-hand knowledge of the foreclosed property prior to its acquisition. Typically the bank has no knowledge of the property condition.
