    The Anthem Real Estate Market

Las Vegas has a very robust but balanced real estate market. This means that the supply of homes meets demand most of the time. This is generally true also for homes in Anthem, Las Vegas. However, there are times when the median price can fluctuate in this area, so if you are looking to invest in Anthem, it would be wise to partner with a local real estate agent for the best possible deals.

Note that though there is strong demand for housing in the area, homes have sold for typically below the listing price since mid-2022, possibly as a result of some homeowners listing at prices that did not reflect the correction of market prices in 2022. However, this trend is likely to change as the real estate market recovers from the high-interest rates brought in during the first quarter of 2022.

As it stands, the early part of 2024 presents an opportunity for buyers keen to take advantage of a recovering market.

Buying a Home in Anthem, Henderson, NV

Buying a home in Anthem, Las Vegas is actually a straightforward affair, and very similar to buying a home anywhere else. At its simplest, you’ll need the proper documentation and be in a financial position to buy the home. So far, so good.

But for a better understanding of the process, such as what documents you should prepare we’ve created the following detailed homebuying guide.

    What’s your goal?

Have you given serious thought to why you want to buy a house in Anthem, Henderson? Is it to settle down and start a family? Are you looking for a great place to retire? Do you want to move closer to your workplace?

If you’re looking to raise a family there’s a multitude of single-family detached homes in Anthem, many in the neighborhoods listed above. If you want a home that’s convenient and requires less upkeep, a condo or a townhouse might be the perfect home for you. While these appeal strongly to young professionals and retirees looking to downsize, they are also perfectly suited for smaller families.

What features should your future home have?

    Luxury Backyard Pool Area

Once your goal is clear, list down all the features you want your home to have. This is harder than most people realize. Divide these features into 2 columns, non-negotiables needs and nice-to-haves. This will help you crystalize what is most important to you, making it easier to reject homes that do not measure up. This will help you zero in on a match saving you time and effort.

    How much can you borrow?

After considering your goals and needs, you have to factor in your financial standing. What kind of home can you afford and how big of a home loan can you get? Lenders take into account your debt, monthly income, and how long you’ve been at your current job when deciding how much to loan you. Find out your credit score so you know if you’re in good enough standing to apply for a loan.

Remember, there are other costs in the homebuying process that you need to consider such as:

    • Monthly payments
    • Property taxes
    • Homeowner’s Insurance
    • Home improvements and maintenance
    • Closing costs
    • Inspection fees

    Do you have enough savings?

An upfront payment which consists of the downpayment and closing costs is usually required if you want to qualify for a significant mortgage amount. The downpayment in California is typically around 20% of the total purchase price of the house. However, this can go as low as 3%. Bear in mind if you’re looking to pay less than 20% downpayment you’ll need to purchase private mortgage insurance (PMI) which lenders will likely insist on for protection in case you default.

    What requirements should you prepare?

Getting pre-approved for a loan is having a document that states that a lender commits to lending you a certain amount for your home purchase. This will give you a considerable edge over homebuyers who do not have one, as sellers are given the reassurance that you are financially capable of seeing a transaction through.

Requirements to get pre-approved may vary, but it’s good to keep a checklist of some of the most important documents you will need to get pre-approved for a mortgage:

    • Credit Report
You don’t have to provide this document to your lender but this can help you correct errors and file disputes with the appropriate financial institutions.
    • Bank Statements
Get a bank statement for each account under your name. This serves as proof of how much money you can immediately access.
    • List of Assets
If you have assets, you’ll need to provide proof of these.
    • List of Debts
Provide documentation regarding any debt you have so that your lender can accurately calculate your debt-to-income ratio.
    • W-2 Forms
You will need your W-2 Forms as supporting documents to prove your employment and income history.
    • Past Tax Returns
If you don’t have W-2s or are self-employed, you can compile your previous tax returns. You can file a 4506-T or a 4506T-EZ to request a transcript of your tax returns.
    • YTD Profit and Loss Statement
For self-employed applicants or those running businesses, you’ll need to provide your year-to-date profit and loss statement as proof of how your business is standing financially.
    • Proof of Supplemental Income
If you receive supplemental income like commissions, overtime pay, bonuses, and tips, you need to prepare this document as well. Having a higher income or multiple sources of income will improve your chances of qualifying for a larger mortgage.
    • Canceled rent or mortgage checks
These are required to prove that you’ve paid your landlord or current mortgage holder promptly. Residence history might also be required.

Should you work with a real estate agent?

The answer is yes. Imagine doing all the paperwork, negotiations, and everything homebuying requires yourself. Imagine doing all that while working on a full-time job or nurturing a career. A real estate agent is a professional who will help you find homes in Anthem, Las Vegas, represent you at the negotiation table, help you make an offer, secure a loan, and everything else in between.

    Real Estate Agent Shakes Hands

Even if you are in the fortunate position to have the time to do all of the above, you’d still be missing out on all the benefits a real estate agent brings. These include expertise and local knowledge, honed negotiation skills, and access to their network of industry professionals such as lenders, lawyers, builders, and others.

    The Process

Once you’ve secured your finances, acquired the services of a great real estate agent, and clearly know your goals, the action will start to heat up.

Find your perfect home in the perfect neighborhood

There are plenty of ways to shop for a home nowadays. The most traditional of these would be to ask your real estate agent for referrals or search for listings online. But we’d also recommend taking some time to drive around the neighborhoods of Anthem or even staying for a weekend to get a feel for the area and which neighborhoods would suit you best.

    Make a good offer

A good offer is something that you and your real estate agent will work on together. Your agent can also help you with drafting any buyer contingencies, or specific terms that the seller needs to fulfill for the sale to push through.

Once an agreement is made, you can make a good-faith deposit, turning the transaction into an escrow. An escrow is a period of usually 30 days where the seller takes the house off the market with the expectation that you will buy the house, provided that you don’t find faults during an inspection.

    Have the home inspected

The house may appear perfect to you as the buyer, but a trained eye will be able to detect faults that may mean costly repairs. If an inspector finds significant faults in the house, you can either re-negotiate with the seller to decrease the price or pay for the repairs. There are other ways in which a settlement can be reached, and here again, your real estate agent can provide possible solutions. Be prepared that one solution may be to withdraw from the deal and get your deposit back.

    Making it to closing

If the home inspection does not reveal serious defects, you’re well into the home stretch You are now ready for closing. Closing is when everything is settled on paper and you sign all of the paperwork at once. At this stage, you can expect several other things to happen as well, such as the home appraisal and title search. You might also need this time to get private mortgage insurance.

    Pro Tips for a Homebuyer

Now that we have a fuller understanding of the process, let’s take a moment to look at what you should bear in mind at certain stages of your buying journey to make it easier and more successful.

Choose the best time to buy a home in Anthem

Generally, housing markets become more competitive around spring and summer. There are more homes on the market, which is great in terms of more options for buyers. However, it also means more competition for buyers and it’s around this time that prices will creep up a little as sellers will look to capitalize on a more vigorous market.

Everything slows down toward winter with most buyers having concluded their transactions and families preparing for the winter holidays. This time still presents buyers with good options, as some sellers will be more amenable to slightly lower prices in the hope of selling quickly.

Prepare questions for walk-throughs and open houses

Whether you’re going to open houses or your final walk-through, be prepared with any questions you want to ask the seller. You’ll want to know about a home’s features or clarify HOA fees. You might even ask about noise levels.

Make sure you understand closing costs

In addition to downpayment, homebuyers in Anthem, Las Vegas also need to consider costs. Note that you can ask your real estate agent if it’s possible to have the seller shoulder part of the closing costs.

Closing costs typically include pest inspection fees, credit report fees, loan origination fees, appraisal fees, escrow fees, title insurance expenses, and property taxes. Closing costs are indicated in the closing disclosure form and constitute 2-5% of your total loan amount.
