    Minimum Rental Requirements

    Thank you for taking the time to apply for one of our rental properties. Below you will find a list of our minimum rental requirements to be considered for approval.

    Please review and check off each of the following requirements:

    1. What property are you applying for? *
    2. Application Fees are Non-Refundable. *
    3. Each occupant over the age of 18 must apply. *
    4. Each applicant must provide a legible copy of their State Issued ID or Driver’s License. *
    5. Each applicant must have and provide their Social Security Number for the purposes of processing their background, credit, criminal, and eviction history. *
    6. Each applicant must have a minimum credit score of 670 and must have no collections within the last year. *
    7. Combined household income must be at least 3 times the monthly rent amount. *
    8. Each applicant must provide their 3 most recent Bank Statements showing an ending balance of at least 2 times the monthly rent amount. *
    9. Each applicant must provide 4 of their most recent pay stubs from their current employer(s). *
    10. Each applicant must have good rental history with No Evictions. *
    11. The Mor Group does not accept co-signers for this rental application. *
    12. Regarding Service Animals, Assistance Animals, or Emotional Support Animals: Applicants must provide documentation from a Physician, Psychiatrist, Social Worker, or other Mental Health Care Professional showing that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability. *

    Anthem, Henderson, NV, located in the Las Vegas Valley, is one of the most popular and affluent suburbs of Las Vegas. Developed by the Del Webb Corporation, the 4,500-acre master-planned community was officially opened in 1998.

    Why should you purchase a home in Anthem, Henderson? To put it simply, it’s a great place to live. There are plenty of great schools in Anthem, both private and public. Neighborhood and school ranking website Niche.com has ranked Anthem as one of the top neighborhoods to live and raise a family in Henderson. It’s also one of the best neighborhoods for young professionals in the area.

    The economy is well-supported by diverse industries, such as business and finance, healthcare, information technology, and advanced manufacturing. Companies like MetricFox and Perry Johnson & Associates are headquartered in Henderson and the surrounding areas.

    The quality of life in Anthem is superb. The community’s recreational centers offer indoor and outdoor pools, state-of-the-art fitness equipment, golf courses, tennis courts, and more.

    Attractions and places to visit are within a few miles away. There’s water skiing, kayaking, canoeing, or fishing in Lake Mead, which is only 40 minutes away from Anthem. If you want to visit Hoover Dam and go on a guided tour, that’s also just 40 minutes away. Then there’s The Strip and Red Rock Canyon, both of which are just half an hour away.

    Note that though there is strong demand for housing in the area, homes have sold for typically below the listing price since mid-2022, possibly as a result of some homeowners listing at prices that did not reflect the correction of market prices in 2022. However, this trend is likely to change as the real estate market recovers from the high-interest rates brought in during the first quarter of 2022.

      Coventry Homes is very popular with families, young couples, and retirees. The community features a 10-acre community park managed by the local homeowners association. The park features two basketball courts, 2 soccer nets, a life-sized Jenga, frisbee golf, and walking trails.
    • Harmony Park
      Harmony Park is another family-friendly favorite in Anthem. The community offers facilities for outdoor sports as well as hiking. The East Trail is a go-to spot for local hikers.
    • Solera at Anthem
      Solera at Anthem is an age-restricted master-planned community for adults aged 55 and up. The community has a few parks, a community center, and a power walking trail nearby.

    Have you given serious thought to why you want to buy a house in Anthem, Henderson? Is it to settle down and start a family? Are you looking for a great place to retire? Do you want to move closer to your workplace?

    If you’re looking to raise a family there’s a multitude of single-family detached homes in Anthem, many in the neighborhoods listed above. If you want a home that’s convenient and requires less upkeep, a condo or a townhouse might be the perfect home for you. While these appeal strongly to young professionals and retirees looking to downsize, they are also perfectly suited for smaller families.

    What features should your future home have?

Divide these features into 2 columns, non-negotiables needs and nice-to-haves. This will help you crystalize what is most important to you, making it easier to reject homes that do not measure up.     How much can you borrow?

    After considering your goals and needs, you have to factor in your financial standing. What kind of home can you afford and how big of a home loan can you get? Lenders take into account your debt, monthly income, and how long you’ve been at your current job when deciding how much to loan you.     Requirements to get pre-approved may vary, but it’s good to keep a checklist of some of the most important documents you will need to get pre-approved for a mortgage:

    • Credit Report
      You don’t have to provide this document to your lender but this can help you correct errors and file disputes with the appropriate financial institutions.
    • Bank Statements
      Get a bank statement for each account under your name. This serves as proof of how much money you can immediately access.
    • List of Assets
      If you have assets, you’ll need to provide proof of these.
    • List of Debts
      Provide documentation regarding any debt you have so that your lender can accurately calculate your debt-to-income ratio.
    • W-2 Forms
      You will need your W-2 Forms as supporting documents to prove your employment and income history.
    • Past Tax Returns
      If you don’t have W-2s or are self-employed, you can compile your previous tax returns. You can file a 4506-T or a 4506T-EZ to request a transcript of your tax returns.
    • YTD Profit and Loss Statement
      For self-employed applicants or those running businesses, you’ll need to provide your year-to-date profit and loss statement as proof of how your business is standing financially.
    • Proof of Supplemental Income
      If you receive supplemental income like commissions, overtime pay, bonuses, and tips, you need to prepare this document as well. Having a higher income or multiple sources of income will improve your chances of qualifying for a larger mortgage.
    • Canceled rent or mortgage checks
      These are required to prove that you’ve paid your landlord or current mortgage holder promptly. Residence history might also be required.

An escrow is a period of usually 30 days where the seller takes the house off the market with the expectation that you will buy the house, provided that you don’t find faults during an inspection.

Closing is when everything is settled on paper and you sign all of the paperwork at once. At this stage, you can expect several other things to happen as well, such as the home appraisal and title search. You might also need this time to get private mortgage insurance.
